Hi Helen,

That would not be true for apartments as they will charge the exact same if you went direct or used someone like a relocator or Realtor. If you found a place directly that is a private home for lease, it is possible they could discount the rent a little. You would be finding such a listing not on the MLS but on Craigslist. Such a listing is possible but you are also opening yourself up to scams as well. In my opinion the risk is not worth it but that is completely up to you. I am happy to help in any way I can.

Hi Helen,

If you are looking for an apartment or home for rent in Texas there should be no fee whatsoever.  Relocation agents charging fees may be adding services like setting up moving companies and the like but if you are looking to just find a place to rent, I would be happy to send you options for free.  Just like when you buy a property in Texas, the seller pays the buyer and seller broker's commission, our fee is paid for by landlord or apartment management.  PM me your email and what specific things you would like as far as your rental is concerned and I will email you what is available.

Austin will have the best ROI. San Antonio might have the best cash flow. Personally, I would choose Austin. If you would like to go over specifics please give me a call at your convenience. Austin is still the #1 rated spot for investors and the #1 city in the nation for projected growth (already 11th largest city in nation and projected to double in size in the next 25 years).  That being said, I will tell you if you plan to house hack for 2 years, go see if Portland or Austin is the city for you.  They both have great investment opportunities.  But happiness is critical and even though these two cities have similar vibes you may really like one over the other.  So go spend a few days in each (they are both great places to spend a long weekend or longer) and see which one you like more.  I would choose that way because at the end of the day, you can find a great investment deal in both cities.  Having a job might play into this as well.  Lots of job growth here in Austin.  Not sure about Portland but someone on the site can comment.  Happy to answer any questions you have about Austin and the investment market down here anytime.  Good luck!

Hi @Forrest Berkey,

I agree with @Abel Curiel and @Christine Newton.  That is some sound advice.  Don't be afraid to go outside central Austin.  I mean the way the Domain is booming, central Austin is heading north fast.  Cedar Park, Leander, parts of North Austin, are all solid investment areas that market to the tech corridor.  PM me anytime to discuss market, look at investment opportunities, property management, etc...

Sorry to hear about your troubles finding an agent.  What area/city are you looking to invest in?  I can recommend agents all over the country that are top notch.  We have offices nationwide as well as overseas and I only recommend agents that are the best in that city.  How can you know this?  Just look at the reviews.  Agents who have been in the business for awhile know the money comes from repeat clients, not trying to get the best commission at that specific time.  Repeat clients, and referrals come from consistently performing above and beyond for your existing clients.  Those are the people I recommend and who you should be looking for.  So let me know and I will put you in touch with top notch, trustworthy, and very competent agents who will do a great job for you.
