Any thoughts about targeting out of state landlords?

Hi all, I'm in the process of putting together direct mail. First I've reached out to my buyers list and got a decent expectation of what people are looking for..... Mostly BRRRR opportunities with the purchase price in the 150-250K range. With that, What kind of motivated seller should I be looking for to find the kind of deal described above? I'm really struggling with this because there are some many possibilities (foreclosures, divorces, estate, ect...) to choose from. Which group of sellers might make sense to market to as a beginning wholesaler? Thanks

I got advice from an investor that as a beginning Wholesaler, I should try to go to some open houses, even if I don't intend to get the house under contract. I forgot to ask him specifically what I should be looking for... So I'll pose that question here.

I am in the process of trying to interview my buyer's list and I'm trying to come up with the right list of questions. Am I missing any?

-Where do you invest (county, zip code, subdivision)

-How do you plan to finance the property

-How quickly can you close? Are you prequalified for loan/hardmoney?

-What kind of property (single family, multifamily, #bds/bath, construction type, age)

-Types of transaction you have familiarity with (ie shortsales, seller finance, sub2 etc)

-price range

-cashflow/profit expectations & holding period for buy and hold.

What else am I missing?

I'm curious if a website is part of the "Bare-Essentials" to get started in Wholesaling? Would a simple free blogspot do the trick? Where can I learn more about SEO?

How to I go about putting content on there in the beginning so it doesn't look so "empty" to sellers? How can I build credibility on the website with essential no experience in REI?
