Hi all,
I took a break from SMS texting since the start of the year. Due to TCPA enforcement, my response rates on Launch Control and other texting platforms dropped dramatically. I'm curious if this is still the case for you? Is the marketing money better spent elsewhere?

Hi All,
I've used Launch Control for a few years, but the system has been down for a week and a half due to TCPA issues. I have no idea when/if they will fix their issues. Is there a TCPA compliant platform that lets me text on of rotating numbers and text templates to maximize deliverability?
I usually text 10-12k property owners with 1-3 possible mobile phone numbers per month. I'm looking for something around the $700 price range (not including skiptracing/lead sourcing).
What do y'all use? Is it user friendly? I don't really like to companies that make you sign up for something else (like Twilio). I'm not that tech savvy.

Hi guys,
I'm getting ready to list for rent for the first time and am curious about your rental application criteria for tenants? This is what I'm thinking. But honestly, it seems like it might be too cumbersome? I'm not sure.
1. I've always seen gross income must be 3x rent. Must be willing to submit to employment verification
2. Must be willing to submit to and pass a criminal background check
3. No pets
4. 1 month's rent to be kept as a security deposit due upfront
5. Tenant responsible for all utilities
6. Must provide 2 years of residential history and contact for previous land lords
7. Tenant required to maintain renter's insurance
Are these reasonable or too picky. Is there anything I'm forgetting?

I'm a wholesaler with a fixer-upper property under contract in the DFW, Texas that could work as an owner financed deal for a prospective credit challenged borrower looking to own a home. How can I go about finding this kind of buyer?
The only thing I can think of would be to partner with an agent and list on the MLS. Let's say that's not really a possibility. Are there some other ways to market to credit challenged buyers?

Is there an app out there that will let me document repairs and maybe even allow me to use my camera to image search various things that might need repair and estimate costs in my area?
For example, if I could use my phone to take a picture of a damaged AC and the app pulls up prices in my area? This then gets added to the total estimated rehab. I’m new to rehabbing so I would like to learn pricing and how to identify what needs to be repaired.
