Yes there are a lot of HELOC options for rental properties. Its gotten a lot easier over the past few years to do. There are options now with no appraisal and it takes less than a week to close.

Its rare for DSCR loans to be anything other than 30 year fixed. If you would like a quote or more info please reach out.

Hi Derek, There are more DSCR options than you think that have no prepayment features. Some of my best priced DSCR investors I work with as a broker do not have prepayment clauses.

When rates fall tons of homebuyers are going to enter the market and it will become even more of a sellers market.

Yes you do not need to have been working for 2 years. If you were in school this is part of your work history, if you took a leave of absence you can say that. If you have been working for 6 months and full time there will be loan options.

IF its an investment purchase you can do DSCR where you solely need the rental income and no personal income

There are a lot of HELOC options for investment properties, but I think the issue is the HELOC being accepted on the specific subject property? Is it an actual apartment or 4 units or under?
