In our area appraisers are in short supply and that seems to be the driving force as to why things are taking longer lately.

Look into smaller firms as all the larger ones will be more expensive as they have more overhead costs. I found one in my area that charges $50 per month and a $300 transaction fee.

I am in the same situation and have been interviewing different companies.
I have it narrowed down to Keller Williams or a smaller firm I liked.
I am also working a full time job and starting part time as an agent so the smaller firm seems to lend better to the time management I need but KW does have online resources which are always available. I am still trying to decide but let me know what you find out.

@Account Closed I know you don't need it for a background check but you do need it if you have to send them to collections in the future, right? so I see it more as a future security than a present need.

Per the article in the link and looking into Cozy.co they don't collect SSN of applicants.
I am all for not collecting them to reduce liability and making the credit check a soft inquiry so it doesn't hurt the applicant but if you collect the SSN when signing the lease how do you verify that it is their actually SSN and not just a made up number?

I have not worked with any companies like this but if you do it I would verify there numbers and make sure they are giving you realistic analysis of the property. I doubt these companies can offer a realistic 11% COC.

Look up the county website to verity who owns the property.
Then send a letter and try to contact them.

If rent isn't late until after the 3rd then I don't see the problem. She is still within the time limits set by the lease and as for the check clearing completely that is on the banking system not the tenant.

I am assuming you are talking about buying with an FHA loan?
In that case you would need to occupy it but you can buy up to a 4 unit building and occupy only one of the units.

see if you can contact some resent people that have bought/sold property and ask them who they used and how there experience is.
I would still caution to do your own due diligence as many agent do not know a lot about investing and may exaggerate how good of an investment is just because they do not know how to run number on investments.
