As in most questions, it depends on your situation?
It is a big benefit if you don't have cash saved up.
The benefit is $0 down deal but the draw back is the mortgage insurance which can kill cash flow.
You can always refinance to get rid of the mortgage insurance in the future.

Hey @Dan Mitchell, That is exactly what I did.
I bought my duplex with FHA Rehab loan and lived in one of the units. It is a great way to get started.

@Donica Pol, I don't think it matters either. I used Trainagents.com and then when I interviewed brokerages none of them asked where I took my classes.
As long as you pass the test it doesn't matter as the state/federal test does not really teach you much about actually being an agent. I also passed the first time but not sure how the company does compared to others.

I just use one phone and have the tenants phone number so I know who it is like @Rich Vogel does.
If you feel the need for another number you could use google voice.
