Seriously considering getting my real estate license. I have read that to become licensed you must be sponsored by a broker. What is the significance of this? Do you have to work for a broker? Can you do this part time? Mainly want my license for MLS access, and to strengthen my investing team. Also to acquire the specific, in depth knowledge. Located in Ohio.

Using the information given on sites like zillow, trulia, etc. How do you quickly analyze the quality of a deal? Often the monthly income isn't given. Do you guys ask for more information on every property that interests you?

Wow! its almost like a sign that i should do it! since this post, i had discovered that i was unable to take the courses online, so i ruled it out as an option because it just wasn't feasible for me. This changes things!

Is it possible to take pre licensing courses in ohio online or must you go through all physical classroom hours to get your ohio real estate license?

I can see why having to disclose that im an agent would be annoying, but i could get around that by simply letting my partner reach out to the seller or sellers agent himself couldn't I? Or is the agent required to submit offers and be the one to contact the seller? I'm totally unfamiliar with the technicalities of the buying process so please forgive me if im missing something obvious here.

What about saving money on the buying side of things? For him to invest in getting my license, how specifically would I help him buy property (besides MLS access) or save money on it? Sorry if this has been mentioned already. Also, why is it a downside to have to disclose being an agent when buying multifamily buildings? All of this is a little confusing, just trying to be clear on all of it.

Wow! Thank you very much for your awesome reply Matthew! Why is it such a downside that you have to disclose the fact that you're an agent? So I'm gathering that as an investor, it would be extremely useful to have an agent in your back pocket.. i.e. one who basically works for you with the interest of building his and your portfolio, and who is also your roomate. It would significantly strengthen your team, and be well worth the small investment of the cost to attain that license for the investor. Thank you!!

I'll try to keep this short and sweet. My best friend and I are newbies to real estate investing but are very serious and focused on scaling and building wealth. My friend is a business owner and has no shortage of capital. I am saving to split a down payment with him to acquire my first property and besides that and being someone he trusts, I don't bring much value to him. Would it be worth it for him to pay for me to get my real estate license? How would me having my license benefit our future endeavors? How much could i help our team by attaining this license and how much money could I potentially save him by becoming an agent? Assuming He wants to buy one multifamily property per month. Located in ohio. Thanks for any and all advice!
