Look into Ohio. There has been a lot of economic growth here with tech companies coming into the state.

I like that plan. I have a house hack near Ohio State University and it has been successful. 

Make sure the school's financials are fairly strong. It would be a bad situation if the school closed its doors. Some smaller colleges are struggling.

I would find a good deal and show it to an investor and ask them to fund it. If you find a good deal and show that it will make money, it will would it easier to get funding.

Try posting it in Facebook groups. I've seen success with that. 

I would reconsider house hacking. That is the best way to get started and expand quickly.
