If you can house hack, do it. Especially if it's your first home. You can use some good first-time home buyer loans for 1-4 units.

Talk to an agent or property manager that knows the area well. Another site I like to use is Neighborhoodscout.com

I'd consider looking at Dayton if you're flexible with your location. If you like small towns, Washington Court House is smart to look at too. It's near where the new Honda Battery plant will be located.

$100k or less will be hard to find in Columbus. You can find that in Dayton or Cleveland Ohio.

Pay attention to the radius. If this changes, it could affect your estimated rent. Bigger pockets has a rental estimate tool that i like using as well.

Look into Ohio. A lot of Out Of State Investors focus here because of the favorable landlord laws and tech investments coming into the area.

Massive Factories like Intel and the Honda/LG plants are being built in Ohio. Th Columbus area did not previously have a big manufacturing pull. It looks like companies are going to states with favorable tax laws and a lot of open land within an hour drive of major cities.
