I could just be dumb to the facts here, but I would say it still comes down to your ROI if you plan to flip it. It seems like you would have quite the margins as well based off of the numbers you gave. I guess I would check average days on market for rent for that area as well if you plan to keep the home as an LTR. If the rent rates are high and you can stipulate in the lease agreement that the basement is not a part of the lease then this sounds like it could be a great deal!

Learning about this recently as well. One of the main issues I see is it doesn't seem to be widely available as of yet. Reading into it though, if you have the discipline it seems like the pros far outweigh the cons!

This sounds very cliche and simple, but if the numbers make sense to keep the property then I would do everything in your power to keep it. I have a couple properties that have had years where they are extremely costly and everything has gone wrong that can go wrong. This is all personal preference on my part though.. I just hate letting real estate go. However, if you can sell it and utilize the proceeds from the sale to buy a personal property for yourselves or a better rental then I absolutely understand that as well! Best of luck!

Yeah, unfortunately alot of sellers still believe its 2021 and that is just simply not the case any longer.. I think all areas of the country are different, but pricing effectively is more important today than it has been in the recent past.

Man, thats really tough to say Josh! I dont have that kind of capital on hand currently, but if I did I would imagine I would want to invest it in my area to multi-family long term rentals. We are close to a military base and tons of Universities around the area so thats probably where I would focus most of my attention. Obviously, this is area specific so ATL may be a completely difference situation. Best of luck to you!

Interesting stuff. I tried to click the link but it took me to a LinkedIn login page. I would love to read more about this though. As a realtor, I have had appraisers tell me before that a new roof or new HVAC system are considered "maintenance items"... But for tax purposes I would really like to see more on the link provided if you wouldnt mind updating it. Thanks!
