I also agree with the idea of talking with the tenant about the consequences of not using the fan and their action of intentionally disabling it. Change your rental agreement/lease to include a clause about this matter and then follow through with enforcing it if they stray again.

Thanks for the advice guys, have registered a domain and found a hosting provider. With Wordpress, do you guys recommend any particular investor themed templates/plugins to get started? I see OnCarrot offers a service to investors, but I'd rather keep my costs lower as of now, since I don't know what direction I'm heading towards 100%.

Nobody gave you an answer - I'll try but by no means am I an expert on this. 

In PA (and I believe this holds true for most states as well), you can conduct business in the state by first registering your "foreign entity" with the PA secretary of state or the department of state; but that would mean that you have to continue to maintain the "foreign entity" in the state where it had been created - your CA LLC would continue to have to pay the $800 or so a year that CA gets for that. PA does not have that annual charge (but it has some other "corporate" taxes to be filed). So there might be some good reason to stop operating the "foreign entity" - a true expert should be consulted based on your individual circumstances.

Thanks for the response. I haven't created a LLC yet, but it's much cheaper than CA in PA I believe. I realized I could also operate under a DBA for now too.

You can look for property  that cash flows (will likely not find anything above 1%) in an area of moderate to high growth for appreciation over the long term to increase your returns. Also, finding such property that needs work will let you build some sweat equity and allow you add value and increase rents.

Also, if you come across property in a high tourism area, you can AirBnB. If you're renting a 2/1 duplex for $4,0000/mth gross and it costs you $600,000 for the duplex, it ain't a cash flow deal. But with AirBnB, you could spruce the place up, rent 2x 2/1  at a nightly rate of $300/night for each unit (a unit sleeps 6 each) 300 * 2 units * 15 nights and you're grossing $9,000. Not including any fees like cleaning that the guest pays or any tax you incur if there's regulation. If you can increase occupancy, you're killing it. I don't have experience doing this, but it's what I reason the strategy is.

Here's the plan - moving to Pittsburgh to start a job now that I'm done with school. Will be there 2 years then will be moving out to  another city (hoping LA or San Diego). I'd like to build a website for these purposes:

- Establish credibility to potential sellers from directed marketing 

- Blog, track, and show progress and successes from current and past projects completed

- Online lead generation 

As i'm just starting out, only establishing credibility is important to me. Also, are there opinions regarding conducting business under a business entity or should I start off going off as an individual. 

I think it's also necessary that I stay city-neutral, avoiding websites/terms like "SellYourPittsburghHome.com". But definitely curious what you guys think about operating behind your name, like @Tim Gordon does at gordonbuyshomes.com (really solid website Tim) or behind a company. A note, my company might raise a fit if they see that I'm doing this outside of work, so I'm thinking using a company would help me to avoid that annoyance.

@Robert Lorenz Interesting way of putting it. Do you have success with this? It sounds like a lot of work that will meet a dead end for someone with no motivation from initial contact (or after following up the VM and confirming the lack of motivation). What are your numbers looking like?

Did the google voice -> podio lead set up so I have a few VM's off my first marketing campaign. One call was warm, and we're working on a few options to go into contract on this seller house.

The other 4-5 VM's I've received vary between

  • I got your postcard and just calling to tell you we're not interesting in seller
  • This is XYZ and calling you to tell you, we're never, ever, ever in the future going to move from our house. We are happy where we are right now
  • I'm not interested in selling, I'm giving the house to my son after I move on
  • Who do you think you are?!?! I hope you go jump off a ****** bridge and die [refuses to give address to take off list]

What do you guys do when you get cold leads coming in? Call back even the most unmotivated people? Let them go? I have their number, so might as well call to get confirmation and attempt to get referrals.

Also, do you still mail people who indicate they don't want to sell? Do you take them off once they tell you to DNC?
