Just curious, I'm totally unfamiliar with New Mexico but are micro units actually in demand? Typically micro units are demanded in cities with ultra high costs of living like SF, SoCal, and NYC and even then there's a lot of backlash from developers building these micro units

Also something to note the homeowner can exercise the $250,000/500,000 capital gains tax exclusion from the sale, depending if he's single or married.

* EDIT - leaving that, but re-reading, looks like your lead hasn't been living in the property any time recently. So irrelevant.

What's your exit plan? Are you looking to live in the property for an extended period and sell? Long term ownership?

How are you funded? Hard money? Things to take into consideration because with a lease option you're going to have less holding costs.

@Jerry Kisasonak I'll be moving out to Pittsburgh for 18-24 months starting in August for work. Looking at purchasing a 2-4 units and house hacking. I've noticed that when looking around a lot of listings I've seen look tight. Do you have any further insight about the MF market out there and searching for a place to buy?

@Scott Costello Got it, another question. For your Podio tutorial that you have on your blog, would you still recommend setting it up the way you did even though I will not be using Globiflow at the moment?

@Scott Costello I'm looking to build a workspace for doing my first DMM efforts. If I'm trying to keep my budget low as I start out (don't want to waste a lot of money blowing leads away from inexperience), do you have recommended resources on integrating other alternative software with Podio? Or can the tutorial you have on your blog about DMM with Podio/GF be adjusted for other programs like Fusion Mint?

@Bill Gulley interesting, thanks for the really good insight. Looks like I'll stop doing that. Now, would marketing and going door to door with people 30,60,90 days late be a much safer option in lead generation and avoiding the additionally slew of problems with buying foreclosure?

I've been door knocking probate, NOD and NOT leads for about a week now. The script I go by, recommended by another investor, is to tell them you're here because you see the homeowner is having a problem wth ABC Bank. Have you worked things out? No/Yes? We work with homeowners in default, let me tell you how I can help.

Among other threads (more recent ones) I've see varying scripts like this for default leads. This post is 2 years old... should I stop this all together? Only stick to saying, "I'm interested in purchasing your house for cash" or just direct mail marketing and not bothering hitting their door?
