I am closing on one next week that I got at $75,000, putting $35,000 into it, and ARV is $150,000. This was a network referral on an estate that has gone through probate. I'll post pics soon!

Closing on one in 2 weeks that I got for $8,500, putting $40,000 into it and selling it for $95,000! It is a full gut job, and I've already got my contractors set to go as soon as I close! Best part about this is I'm helping an older gentleman pay back money to his mom that he borrowed...nobody else could handle this house and the city was going to bulldoze it, but now that I'm buying it he will be able to pay back his mom!

I've heard from some investors that they just kept talking to as many banks as possible until they found the right one. Give it a shot!

 We verbally pre-screen them to make sure they don't have evictions or sex offenses or too low of income. The application that we have references on we check second, because frankly we don't want to check a bunch of references and spend all our time calling them unless they are serious, which is shown by then paying the $35 for the screening report which includes their background check.

 They can electronically fill out and sign the applications. They don't have to print anything out period it comes from different websites than us but it says Thunder Sun homes invited you via... Insert website name.

I've been getting GREAT results from my property marketing lately, but one thing that's been weird is the people who ask us to email them an application are typically not filling it out.

We do tell them it's $35 for the app, and tell them where it's coming from. Most of these people are requesting the application themselves, but some we ask if they'd like one.

Maybe 1 in 8 applications get filled out. I don't think that's a great ratio for people who request them. We do have follow up tasks automatically set 1 day out to see if they did the application and if not, contact them. But besides that, I'm stumped?

What can I do to get more people to take the next step and complete their application?

 Yes! I had to use it once before and the raging made tenant suddenly quieted down and got very agreeable quicly.

Oh yes. I wouldn't call it abuse...she was reprimanding it for doing that, but we will be inspecting the house very frequently. Good to hear from ya Mindy! I'll  be sure to ask you my legal questions about 1031 exchanges :D (From your statement on podcast) Haha @Mindy Jensen
