@Holden LatimerRight, the job to job basis seems like it would make more sense to me. I also have my knowledgeable dad to guide me with the smaller, easier jobs.
@Lynn Currie I get why you say that, but i don't see any possible way where i could hide that fact. Unless i literally hide my face whenever they are home lol.
@Maggie L.Thank you for your time and knowledge! What exactly is a turnkey? i have heard that mentioned multiple times on the forums.

Thank you @Holden Latimer! When you say handyman do you mean like a property management company on contract, or just paying him/her for individual jobs as they come up? I also may consider allowing my good friend, (who's knowledgeable and handy when it comes to that kind of stuff) to live in my unit rent free, for his help with small jobs like that.

Hey BP,
I am a still a newbie to this website, have been lurking around for a couple months now taking in tons of information. I have decided that my first investment is going to be a multi-family, with the intentions of house hacking while i prepare for my second RE investment. My goal is to successfully buy and move into a duplex in Troy, NY by June 2016 (and rent out the other half). So now to my question... What kind of work should i expect as the landlord/tenant of this duplex? Assuming the property is already all finished and doesnt need any additional work on purchase, what kind of things should i expect to do around the property? Should i be ready and prepared to paint, fix walls and floors, that kind of stuff? What kind of things does a tenant usually require? I am trying to get an idea of what i should be prepared to do, so i can teach myself these skills. Thank you all so much for your time.

Thank you for your time Mark, i appreciate it! I am pretty flexible on whether or not they will be in parks or on their own land. And as for your second question, i am steering towards the flipping aspect of it all, because it seems to me that rental income is not too yielding unless i acquire many properties. Have you had any experience with mobile homes? If so what did you like and/or dislike about them?

Hey everybody, i have just recently decided to stray away from the college path and build my own future. I've been doing research for the past couple weeks and i think i'm going to start investing in mobile homes, mainly because i do not have a large amount of start-up money and they seem to be somewhat simpler than the other paths of real estate investment (If you think that last statement isn't true please speak your mind). I've found a few properties that could have potential, but i have zero experience and am not really sure how to go about selling the property once in my possession. Please reply with first mobile home sale stories, how i should go about finding buyers, and all the legal aspects of selling the home. Thank you all so much!!
