@Luke Carl the rentalizer is a decent tool to analyze performance DATA of a neighborhood immediately surrounding a subject property. What it cannot measure are the intangible items that contribute to that performance data such as: quality of photos, amenities, listing detail, etc. For this you have to use the ENEMY Method to assess WHY the properties immediately surrounding the subject property are performing better or worse than they should be.

You can get views in the Smokies but keep in mind that it's a different mountain range so the view is different. The feel of the towns is also different than Colorado. The cash flow in the smokies is great (I went from 0-100 doors in 5 years through investing in STR's in the smokies at the beginning of my investing career), but don't invest there expecting it to be like the Rockies.

Hey Erik! The market is definitely softening a little bit. I think those 2 large price drops you saw are a bit coincidental, as it hasn't softened THAT much, but the signs of softening are there. I don't think we will drop back to 2016 prices, but things do seem to be slowing down, although we are still seeing multiple offer situations on most properties.

We call this the September Scaries! It always drops off a bit in September and May. Right as school starts and then right before it lets out. You're ok!

Chalet Village has an optional HOA. If it's a short term rental then the HOA fee is not optional and you do get access to all of the amenities. It's the oldest and one of the most sought after areas to own a short term rental in the Smokies market.

Same as @John Underwood said. Get the biggest, nicest place you can afford. That's the most efficient way. Managing a 4 bed is not any more difficult than managing a 1 bed. Go get em!
