I haven't watched it but my team has closed about 25 deals in Destin this year and I can tell you one thing: that's false lol. Everything is going for well over ask with multiple offers.

The way the market is right now, they can pretty much charge whatever they want and they will get multiple offers.

I'd say the nicer-end Target level set. Want em to be nice and not fall apart, but don't want them to break the bank because they have to be replaced on a decently regular basis.

Exactly what @john Underwood said. Vacation rentals are booming. I’ve got 2 more under contract for my portfolio (as well as 14 long term doors) currently. I personally stay away from short term rentals in markets that aren’t tourism dependent. Those took a significant hit from covid where vacation rentals have not.

Hey Luke! Congrats on getting started! Gatlinburg is a pretty tough place to try and start with arbitrage, mainly because there are dozens of overnight property management companies that an owner could place their property with and make more money than renting to an arbitrager. I think you have a better shot of making that strategy work in Nashville. Good luck and congrats on taking your first steps!

@Bryan Young stay under if you are new. The sprinklers have to have a monitoring system and it’s one extra thing to maintain and facilitate.
