There is not empirical data on this, but just think about it from a comfort standpoint. I am 5'8 and my husband is 6'5, and it's really uncomfortable to try and sleep in a queen together. Neither set of our parents will sleep in a queen either. This is just one family worth of demographics. I don't think if given the choice that any guest is going to choose a queen over a king. If I see a listing with all queens, I skip it. You want your guests to be comfortable, therefore, king beds are indirectly going to make you more money.

@Robert Alpizar Check your county regulations before doing anything. If they have wheels, you’ll need to be in zoning acceptable for a mobile home park. If not on wheels, every municipality is going to have minimum square footage requirements.

@Kyle Smith I've owned at least 5 STR's here for upwards of 5 years now, nobody is running numbers based off 2020, that would be silly.

Every market is expensive right now. Every asset class is expensive right now. Yet with patience and perseverance, there are deals to be had in any market and asset class at any time. Trying to predict when anything will go back down, if it ever does, is like trying to catch a falling knife. I have bought in this market as recently as last week. I'm also working on a 20 unit apartment building in a different market. The difficulty in finding good multis right now is unprecedented, yet it is still being done.

Bottom line, you have to analyze based on what you're able to get the property for today, not what it sold for 2 years ago. If those numbers don't work, move on. It's as simple as that.

Fannie Mae has made some significant changes to what constitutes a warrantable and non-warrantable condo since this was posted. It's much more difficult to get conventional financing for condos in these markets now.
