Everyone has great answers here. A big piece that seems obvious but a lot of investors seem to forget: don't spend the capital you're bringing in with your existing rentals! Set that aside for future down payments.

@David Almasy the higher number of bedrooms will drive more income than the view. Views are a fantastic marketing tool in this market. However, it's entirely possible to have a lower ROI on a view cabin than on a comparable cabin without a view due to the price difference. I can't speak to your situation because I don't know the specifics, but I might go 5 bed with pool if it were me!

@Jake Cohen we have to drain/sanitize/refill the water after each guest. It’s standard for the housekeepers in this market to do it. If it needs actual repair then we have to call a hot tub company like anywhere

$100 sounds about right, I'd start around that mark. My cleaners supply their own cleaning supplies at no extra cost (although you'll want to supply your own vacuum, bedbugs can travel from property to property in vacuums). I'd lean more towards random bonuses throughout the year rather than having them come to expect it every quarter.

My handyman charges a visit fee of $40. If it's something simple like changing a light bulb, it stays at $40. If it is a task that requires more time spent, he charges hourly on top of the $40.

@Sama Pa In the markets I am in, it was already fantastic pre-Covid. So the boost is just a lil extra gravy. i bought all my properties well before Covid. Smoky Mountain market in TN and the Florida panhandle that @amanda ferguson mentioned above.

Covid has caused a boom in regional, drivable, vacation towns. Right now, people want to get out of their houses, but they don't want to get on planes or go to big metro areas. So I'd stay away from fly-to and metro markets.

@Kenneth Garrett Oh heck yeah I charge my guests a higher cleaning fee than what my cleaners charge me and use it for re-stocking costs.
