To answer the OP's question: it was my goal for this year to buy an apartment building, but with the eviction moratoriums that kept getting pushed out, I pivoted and took advantage of the low interest rates right now and 1031 exchanged 2 smaller STR units for 2 larger ones. I did this because the STR markets I invest in are booming, while the LTR situation is a little uncertain. Next years goal is still the apartment building. So there's no wrong answer to your question, you just have to invest intelligently based on market conditions.

@Dustin Turner The answer to your question lies in: "does the cash flow at the current purchase price makes sense?" If so, you have not missed the boat.

@Abe DeHart I'd say it's less than 5% vacation home buyers. This market has been at the top of every list for best places to invest in STR's for the past 5 years at least. The cat is definitely out of the bag in regards to the cash flow here.

@Kyle Smith properties are getting a minimum of 5 offers within a day of hitting the market. The driver of all this appreciation and demand is investor interest. At some point, the prices will climb high enough that it no longer makes sense from a cash flow perspective and the investors will go elsewhere. But given the fact that some listings are getting upwards of 20 offers (we even had one get 55 offers a few weeks ago) we are nowhere near that point yet.

In any case, when we do hit that point, I would not expect the bottom to drop out of the market. At that point, prices will plateau or maybe dip a little bit, but we likely won’t see the prices that we saw just a few short years ago again.

Request to see it, but understand that past income is a variable, and just one data point on the graph of accurately projecting what your potential property can do.

No difference really other than that you don't own an actual lot around the structure. Won't be something that affects rentals nor is it anything that anyone would be able to tell without looking at your actual deed.
