@Luis Moreno You will have to pay CA franchise fee no matter where you open the LLC (you pay for the privilege of living in CA). For OH LLC, you will have to pay OH as well. I went this route. Its better to open a local (to the property) LLC especially when you plan to have multiple properties in that state.

My head is hurting thinking about all the stuff tax related and need to talk to a CPA who is well versed with real estate and LLC's (hopefully a tech LLC shouldn't matter too much). At this time, I need someone to do some tax planning and clear out some questions I have. Probably need 1-2 hours of CPA time to explain my situation and get things in order.

I did contact Amanda Han's office however the high upfront planning fee was a huge turnoff (I don't make that much yet to consider her services right now). 

Any help is appreciated.

As Brian and Mark mentioned you cannot transfer 401k to SDIRA while you are still working at the same employer. However, you can take a loan against your 401k (I think max is 50% or $50k but not sure)

Tim Greenfield everyone uses these rules differently. I use it to quickly analyze if I am in the positive. If yes, then I break it down further with exact expense (to the extent possible) to get a better number and see if it still makes sense. If the 50% is negative, I move on.
