Hi BP,

Does anyone have recommendations for data providers/companies that can provide seller data, outside of Listsource? The lists I have been recently purchasing contain a lot of incorrect/outdated data... I'm purchasing very simple lists as well so I feel like I could find what I need elsewhere.

Hey everyone,

I was wondering what other investors feel are the most important things they do on a day to day basis... AKA what are your highest dollar per hour activities? I think this might be helpful for both new investors (what do I need to be doing on a daily basis to progress in my investing career?) and experienced investors (what can I implement into my daily routine that could help me achieve greater results?). For example, here is mine:

1. Monitoring off-market lead channels (checking Craigslist, following up on direct mail calls, making prospecting calls)

2. Maintaining existing relationships (reaching out to brokers, wholesalers, and other investors to see how they're doing)

3. Creating new relationships (finding other investors in my market to speak with, going to REIA meetings, etc... if you're a NH investor, be sure to reach out!)

Bonus points if you can list what tasks you've successfully outsourced:

1. The actual writing of purchase and sale agreements (intern)

2. Inputting data into my CRM (intern)

3. Customization and printing of my direct mail pieces (intern)

Hi Will, I'm 24 years old and live in the Boston area as well. I've been investing throughout NH for a few years now (although none have been house hacks). Let me know if I can help you in any way, with that amount in the bank you should be able to find something 2-3 units within 30 minutes of the city. Have you started looking anywhere specifically?

@Stephen Scire Stephen, I'm familiar with the listing you're talking about. While the actual building and property looks nice, it is in a town that has a population of 2,900 people and the surrounding areas are not much larger, like you mentioned. That part of NH has very little in the way of business, or even tourist attractions. While it may cash flow on paper, you could have a hard time finding tenants to actually pay those rents over the long term. Additionally, have you looked to see if there are any property managers out there who could look after it for you if you were to move forward? In my opinion, you might be better going from a large market like Boston to a market with some solid fundamentals to ease your way into out of state investing - if you're looking to be in NH, then Manchester is probably your best bet. 

@Scott Smith Scott, I appreciate your detailed response. I've been doing research on Series LLCs and was wondering if you are aware of issues regarding the use of this structure in NH?
