@Chris Pohlson I will chime in with everyone else and say great job.  Looks good.  Along with @Toan Nguyen I am interested in knowing how the project was funded.  Did you have cash or did you use a private lender? Thanks for sharing and very encouraging for us newbies.

I am very new to REI and have been browsing websites looking at properties. I saw a property that looks like a good potential rehab; although I am in no position to buy at this point. The seller is asking $50,000 but looking at the clerk of court website it is appraised at $39,000. For an experienced investor would that be a red flag. I have not been able to figure out comps as there does not appear to be any recent properties sold in the area. I would love to give more details on the property if someone would be interested in walking me through the process of why or why this is not a good investment.
