Exterior paint a neutral green, blue or gray, wood trim crisp white. This will look amazing as it is.
Then if the driveway is all dirt, i would lay down gravel for the cars, with those concrete parking bumpers to mark each parking.
If you want, you can put decorative shutters on either side of the windows.

@Alberto Nikodimov. I'm buying. We'll.... I'm trying to buy. When the deals seem nonexistent the answer is to make more offers.

I have a tax question I'm hoping someone will entertain.. I'm going to invest in a 506b fund and I'm wondering.
Is an income generating asset taxed more favorably when held inside an LLC?
-Yes
-No
-Depends
Thank you in advance.

@Scott Lennon
Why is your rental portfolio suffering? Is there covid-related tenant job loss? Do you have a strong lease? Are you treating it like a business?
Basically any time a new situation comes up, ask yourself if that is covered in the lease, or if it should be in all your leases from now on.

I'm not sure where you are located but I'm in Florida. The Florida Bar Association has attorney approved landlord documents (leases, notices, etc) on their website. Many of the forms come with instructions and clarification on the law (state specific). I would try to see if your state's Bar or Realtor organizations have similar docs posted on their website.
