I'm my lease is either 2 months fee for breaking the contract, or they pay rent until you have a new tenant signed (with you making every effort to advertise and show the place).

My 2007 Honda Odyssey!

But of course I try to do everything remotely and they usually see my handyman more often. He drives a fancy contractor pickup truck.

Imo you just can't predict who will try to take advantage so just proceed as usual. Vet very carefully and please call 2 (not just one!!!) prior landlords and work references.

Once I bought a duplex with month to month tenants at $650 and served them with non renewals within 60 days. Then I rehabbed then and re rented at $900. I still feel rotten about kicking them out. Maybe I should've raised for rent some first and waited for them to leave. What you do depends on your goals and how far rents are from market. But remember these are people's homes we are dealing with,, be nice.

I have one account for all my rentals but use quicken to split the categories into subcategories for each property. Eg The taxes category has these subcategories:

taxes Property 1

taxes property 2

You said you don't see yourself buying in the next few months. I would first decide what cash reserves I'm comfortable having and then decide on any extra money. Option 1 pay off loan and your cash flow increases by x. How quickly can you now save the money you just paid down?

Option 2 invest in something else with better cashflow? How likely is that?

Actually you never mentioned what your goals are. Maybe you have a nice w2 and don't need cashflow?

I forgot to say, train the tenant to pay rent on time!! Mine know rent is due on the 1st, late fee in the 5th and a 3 day letter goes out immediately. They know when and how to pay at that point, cashier's check or via Cozy only.
