I would put some stainless in a flip or a class B or A rental. Even more important to me is that it's safe, clean and it all matches in color. Also, this might be highly localized so make sure you look through pictures of your competition to help you figure out what is appropriate. I'm sure what you have isn't that bad (can't see pictures or they aren't loading).

My PM company got aquired by Home River. They seem to be a conglomerate of many formerly independent operations, now under one marketing and leadership. Fwiw, my manager is awesome, but he was awesome before they became Home River.

I would do a MTM lease at a slightly higher rate with these tenants. Don't tie yourself to these folks for a whole year, who knows what they are like. The year lease will protect them more than protect you. If they are hoarders and long tenured they won't be in a rush to leave anyway. If they know you plan on fixing things they shouldn't balk much at the higher rent.

Distressed seller owner finance and use half of the 50k to flip. The other half for incidentals and reserve cushion.

Wouldn't it be so funny if there was a show where the investor calculates the numbers on the spreadsheets and gets anxiety over the decision to make an offer. Lol. The whole show they would be like, I don't know, I don't know, maybe...
