@Tyrell Rutledge. If you first do the BRRRR and leave zero in the deal you can use the same money to do the second deal and leave 30 equity in it. So the answer is both, one after the other.

@Mark Fries. This strategy is so refreshingly simple. Makes me want to high five you from across the state. I'm scratching my head here wondering which numbers would work similarly here in Tampa. Maybe....look for list price of 100k, offer 70k, rehab for 15k, rent for 1,200. Hmm.....I like simple. 💰💰💰

@Kenneth White. Take a cue from Brandon and David and ask him to tell you what his favorite RE/business books are. Then for goodness sakes, read them.

Tell him what you think your strategy will be and let him give you pitfalls to look for, etc.

By all means do not ask how he did it and then completely ignore the advise.

If you are studying something that leads to high income then your real estate career will be inmensly benefitted for it. Also, here is your chance to perfect that husstle you need to have, network, negotiation skill, read the books, define your goals. Finish as early as you can and start RE on the side as soon as you are able to. Nothing is preventing you from that.

Im a buy and hold investor looking to get immersed in auctions/REO. Can anyone share their best resource for learning about the due diligence party of the strategy? Who is on your team? Agent, attorney? What kind of reports and searches do you do once you've gotten a short list of addresses going on the block? If this is location specific, I'm in the Pasco, Hillsborough and Pinellas counties of Florida (Tampa Bay MSA).

@David Monroe I'm currently awful at breaking my goals into daily action. I'm super overwhelmed with homeschooling the 2 boys plus the baby. I guess I need to time block better and use Netflix strategically during baby nap so I can get activities done (develop bank pipeline, deal pipeline, plus manage my team)

@Drew A Roque. Depends on your risk tolerance and goals. But in a general sense I would ask myself, how long it would take me to save up another $30,000. If you can pay this now and be done with it, and save the BRRRR money in a relative short timeframe, I would pay the loan. You are so ahead of the game already, kuddos to you, young one.
