Not only would I release them from the lease, I might even offer to coordinate a moving crew to clean out and put belongings in storage (all at at their cost, of course). Then I would relist.

I've made offer before seeing the property but always with an inspection contingency. I run my numbers assuming light work will be needed. During the due diligence period get an experienced and trusted contractor to scope and bid (and if there's any additional doubts your can always get an inspection done). Then I make sure the work needed is not more than my assumption.

Many folks stick to SFH, there is nothing wrong with that. I have both. For me, it helps to have a goal and a strategy but sometimes experience reveals you prefer one over the other (pros and cons to both- I particularly like that the vacancy rate is much lower in my SFHs). Additionally there are lots of players in multifily right now in my area so the best deals go quick.

I use QuickBooks which costs money but it should work seamlessly with my accountant at tax time.  It's very well known.

YES There are cheaper or free platforms available as well.

Sometime candidates seem perfect AND THEN the couple breaks up.  I wouldn't hinge my decision on this but I would look for any other factors.

Is there a website that tells me who services an address, for electricity and water? My inherited tenants left in bad terms so I can't ask them.

I keep them as samples for my own campaign one day.

You could also use them as kindling.
