Learn the law or retain a lawyer or PM for the transition.

I had a similar situation here in Florida and had estoppels in place.  Still, my PM suggested drafting a new month to month contract with our terms and then give then ample time to non renew (60days).  Then we will come in and rehab.  We also wanted to makesure we weren't looking for a tenant during the holidays.

Ive heard the best way to increase value is :

Raise rents to market

Separate utilities

And do judicious remodels and updated

Look around at your competition, what are they offering in terms of amenities, parking, separate yards, storage shed, etc.  These might not drive all that much value but they will stand apart your unit from the rest.

@Ryan Blake Ok I think I'll do it the old fashion way, wait until the lease is over and then offer the tenants first dibs on buying. Otherwise they need to vacate. Thanks everyone.

@Ryan Blake Sorry should have specified. The properties are previous primary residences that I thought were cashflowing but they really aren't when I add my reserves etc. Now that I'm more educated on this stuff I want to invest that equity into a better rental. I can have the tenants go month to month at the end of their lease and then non renew. Or I can try to get out of the properties sooner somehow.

I have two class A single family properties with tenants in place (leases ending in May and October 2019) that I want to offload. The way u see it, I can wait until lease ends and non renewing, or I can offer to the tenants somehow. Can someone give some pointers on how to do this? It's too late for a lease option, right? How can I structure this mid lease? Some type of seller financing?

When transferring a property from my name to my LLC: 1. Ask mortgage company for permission 2. Get an RE attorney to handle the transaction/paperwork/file with the county 3. Have my tenants sign a new lease using LLC name 4. Sign a new management thecontract using the LLC name What did i miss? Is #2 a super easy process I can do myself?
