I'm closing on my first duplex tomorrow morning. Also looking to get 150 per door and my rehab budget is also 15k. Feels great!

How worried should I be about the fact there is no security deposit on file?

That's the scariest party, honestly.

I have a contractor lined up and a plan to rehab one unit at a time.  The work required is very little.

This is y first BRRRR, as my other units were previous primary residences.

Just got my estopels from the duplex I'm closing on. The existing tenants are paying 650 (market is 900) and they have no security deposit or first month rent. They are month to month so I'm planning on emptying out the units one by one. Professional management is an option. How worried should I be?

Hi everyone!  I'm in the same boat right now.  Have worked with a realtor and with a wholesaler and I'm in contract right now in a duplex.  I'm not an agent, just a stay at home homeschooling mom of 3 little kids.  That's what keeps me from attending the meetups.

In my analysis I calculated 10% for cap ex, 10% repairs and 5% vacancies. I could allocate cash up front, just not sure how much to allocate.

I'm under contract on my first multi (yay!!) and I'm setting up my accounting. Is there a number you like to set aside as cash reserves for cap ex and repairs? Is there a number per property you like to leave in the bank for this? Or do you truly collect 10%, 5%, etc, of rents?
