My first two were primary homes, 3 years apart, the 3rd is a cash BRRRR 6, 4th property is conventional loan with cash down payment. From now on I'll ramp up quickly. If the deal is good the financing will appear.

In informal conversations with my lender he said I would get "low 5s" with 25% down and 30 year term.  I also have excellent credit.  He said there is a jump in rates with less than 25% down.

I'm going thru the same thing right now. We went with the street name with one of our properties + Holdings.  It's nice and generic, and anonymous.  Associates, Properties or Group are other good descriptors as well.

Formost told me they aren't underwriting houses in Florida.  Does that sound right?

which insurance/broker do you use for your rental properties? I need to get new quotes. My broker quoted me 200$ a month during the rehab. 😕

Property is in Central Florida.

Welcome!  My partner has family near Dover.   I too read and loved Rich Dad Poor Dad and a few other of Kiyosakis books but I only acted on them about 10 years later.  Dont be like me, go get those properties!!

I'm a new BP member in Tampa, recently moved back from Sydney Australia, currently looking for my next rental property and have set a goal of 18 months to my first apartment complex.

On my off time I am a homeschooling mom of 3 little ones who enjoys reading non fiction, canoeing and camping.  My partner has a steady job and indulges my lifelong passion for passive income.  Looking forward to meeting the regulars here and maybe working on some deals together.  Thank you for the value this community has already provided, i hope to return the favor soon.
