Considering my first multi for BRRRR strategy. What if i buy it with tenants in place? How do I get them out to rehab and add value?
In the case of month to month, can I just raise the rent until they leave? Proceed with the rehab with them in place and then increase the rents? Etc?

If I get a multi with tenants in place, do i need to evict the tenants at some point in the BRRR process?

I would be equally concerned with a misspelling of my name (I have a middle name and two last names, non hyphenated,all foreign).
Honestly I would hope the folks in the finance side are attentive to detail otherwise I'd assume they are in the wrong business.

Yuo, I was just wondering if coming into it with no buyer agent, I could split the sellers fee or something.

Looking to buy my 3rd rental, first time as a cash deal, and I'm starting to get leads from wholesalers. Additionally I'm also looking at the MLS. If my deal comes from the MLS, who would walk me thru the transaction? The sell agent? The title company? Do I have anything to lose by using a realtor? Do I negotiate a discount with the seller agent?
