Young apprentice. (25 y/o)

I have been exposed to a great opportunity my whole life. My dad's financial security has derived from the ownership of real state both here in the US and my hometown in Colombia. He has exploited the possibility of owning property to pay my out-of state tuition education. He has a full time job with his own computer and software company and has pretty much allowed me to get in charge of all activities in the US. 

My purpose is use existing family properties as initial projects. I have been the property manager for five rental properties. I have been expanding my knowledge slowly as I deal with landlord duties and maintenance of such properties. I am only in the learning process as all properties are owned by my father but I am in total charge of the remodeling, renting, selling, and maximinzing profit with each property. 

Upcoming projects / objectives:

1. Sell 2/2 apartment after upgrading to hardwood floors, adding new blinds and restoring bath tubs. Attempt to sell without realtors from both ends as this will be my personal payment. This apartment has a HOA fee of $330. So its of my interest to sell as cash flow is not as good. In addition, $4500 are due in taxes for previous years.

2. Using money from sale of 2/2 condo to pay existing debts, use around 25k to repair roof, remodel kitchen, new landscape, and appliances of a 3/2 house with no HOA fees. In addition, $4000 are due in taxes for previous years.

3. As a young helper for my dad, I am going after the commission of selling this apartment and renting out the house. That will be represent the payment for my services. If I manage to sell this apartment without any realtor involved I might as well make a good $7500 out of it and another $600 for the rent of the house in the long run. With that I have some foundations to start investing and join forces along with my partnets who also have a limited budget.

The link from youtube is just a link I found on the web to share with you guys about how the condo looks. Its a 2/2 in a second floor. Has tile in living and dining area as well as in the kitchen.  It has carpet in both rooms and will soon change that to laminate flooring which I will try to install myself. I will also change a total of three blinds. One for each room and a vertical   one for the living room sliding door.

We are asking 145k after having repair costs of 3500$. It has been remodeled once before and it has a nice kitchen with upgraded items. 

I owe around 4k in property taxes from the previous years.

If anyone wants to make an offer and negotiate the property before repairs and paying taxes let me know.

I am about to start the paint, floor, blinds this weekend.

I must sell a property who is already paid in full and need that money back in my hands urgently to keep expanding. Commercial Value is around 145K. Since HOA is $330 and rent is only $1350 at most we are deciding to put this money in a property that has no HOA fees and rents for the same price.

RIght now I must sell this property as soon as possible, and posibly find a deal with no realtors at all. I would like to deal directly with cash buyers or already approved for the loan buyers. I would like to keep 6% commission from the sale process to pay for my own personal bills. Is this possible?

Im heading to the property right now. I would like to keep this Forum updated with pictures and the whole process but I believe in good input.

It is located in Hollywood, FLORIDA.

 It is a property I have owned and didnt live in it until 4 years after I bought it. It is very well kept, and only needs the following:

- Blinds for three windows. Full living room sliding door, and two room windows.

- Change low cost stained carpets to wooden laminates (or do you suggest something??)

-Paint all walls the same color the same quality.

-Clean tile floor and baseboards.

Hi guys,

I got an apartment for sale and it is in very good condition. There is no mortgage pending. I would like to maximize the return and minimize the selling time. What are the resources I can use to sell this property without the help of a realtor. This will be the first source of own cash to be used in the future to invest including fixing the roof in another payed in full house.
