water 62.00 indoor/132.00 outdoor

Gas 197.00 each

You can read the meter and do billing yourself and save the 1100-1300 transmitter cost plus the billing service fee. 

Call Rhett Tullis at Integrity. We have been in real estate for over 15 years, on the rental side we have owned up to 50 doors. Been with a handful of property managers during that time. We moved to Integrity over a year ago when the company we were with closed down. Best property manager we have ever been with.

@JScott one more scenario regarding flips and compensating your PM.  Do you pay your PM when/if he works on the house? Examples would be demo, landscape, cleaning, window repair, trim etc. Actual work that you would expect to be covered in the budget by other contractors. In our case the ability is there and if we don't have a lot of projects going he has the availability as well. We are compensating like you do (salary & %of profit) however this work feels like it is outside of that scope. Thanks!

@ J Scott if you used your PM to work on your rental property (maintenance or make ready) how do you compensate him?

Welcome to BP Rob! I snagged your book Millionaire Maintenance Man on Amazon about a year ago. We were in the process of getting our personal home (in your area) ready to rent and it completely changed how we were approaching the project. I am happy to say that our home is rented to a great tenant for more than we ever imagined we could charge. THANK YOU! 

The property also has a 1 bed garage apartment and my long term tenant is moving next week. I would love to get your insight on the project. It is 500 sq ft and needs to be updated. My question is- should we remodel the garage apartment to the same level described in your book? I am wondering if this type of unit will be able to support the same type of 'premium' rent.

I have a long time tenant moving out the end of December- he finally purchased a home instead of paying for mine. I am looking for a ROI calculator to help me determine what level of make ready to schedule. The apartment is in a hip/historical area and prices have gone wild over the past few years, especially if the unit is knocked out- like on the level we renovate our flips to. I know what would need to be remodeled to bring the higher rent, but I don't know how to figure which level of remodel option has the best ROI. Does anyone know of a calculator or good rule of thumb?

That's a great point Russell. I have been renting properties for 15 years and recently began using the online option. I had not come across this scenario yet. Thanks for the heads up.
Have you checked out Cozy? It's free for you to set up an account. You get a url to send to interested parties. The applicant creates an account and enters their information required for background and credit check. They pay online and you get notified of the results.

I am a big fan of cloud based software for anywhere access and group collaboration. I have been looking at several options and have not found a one stop shop that covers everything I am looking for and fits the criteria for cloud based and easy collaboration.

The accounting/finance end of our business is managed in house with an enterprise level accounting software. I don't need to track the pennies, but I do need to know where I am overall and by category in budgeted vs actual so I can make informed management decisions.

  • houseflippingspreadsheet.com- Overall I really like this software. A-Z program, however it is based in Excel. I am a Chromebook/smart phone user, sitting at my desk top is inconvenient, no anywhere access and no collaboration options I have found for my primary users.
  • gantter.com- easy to use Gantt chart (free). Cloud based and Google drive integration, so sharing and collaboration rock. Great for scheduling projections with dependencies. I agree with @JustinCase 'The most important thing with building a integrated schedule is defining a true critical path with tasks relationships to know the true finish date and how it is impacted.'
  • Evernote- @JamesBowie, thanks for the Evernote tip. I use it for so many areas of my personal and business life- had not occurred to me to use it as you described, going to implement this week!
