Post: Likelihood of bank financing in sub $30k market??

What's the likelihood of a credit union or bank lending for property under $30k? I am familiar with an FHA and the 6-12 month owner occupied living condition and the 403k which includes rehab cost but do they generally go to properties under $30k? Independent of one's credit score.

I have +/- $10K cash to purchase and don't want to put $20k cash in, and I don't want to wait another year to raise $10k. I have not worked with or researched any HMLs either.

I am in Dallas and new SFHs are on the market due to mainly governmental factors. Any advice would help! Thanks!

@Roy Oliphant school performance depends what part of Dallas proper you are looking at but the overall metro has many good schools. In regards to rental rates, I find success in surveying the area and having personal friends who live throughout the city. Once I asked the neighbors and they told me everything. PLus an agent should provide any rent rolls...

Since this post, j was able to compare. Zillow was only $2k off the actual list price. 

I do have a friend with MLS creds and they've been run on the area but the owner won't budge on lot price . Are you a realtor? My current Realtor doesn't move quick enough haha

For an investor, what can be expected in terms of cash flow in a small town? Dallas Ft Worth is crazy hot but I am visiting Waxahachie, town of < 35,000, where we (my team) plan to build single families. This small town has a bunch of 5000-6000 sqft lots for decent prices. I am not finding much success in Dallas with lots that fit my criteria.

Also, I don't see much discussion on BP about buying lots and home building. Does anyone specialize in buying lots or construction loans and financing construction in Dallas or otherwise?
