I haven’t had to advertise in over a year so not sure if still good but I use Zillow to advertise. My smart moves for credit check. I use state specific leases. I learned the hard way when I made my own.
For rent collection is I use ACH company called PaySimple. Money comes out of their account on the first and goes to my account several days later. Quickbooks for accounting.

@Jack Lee This doesn’t help you now however for future deals you should be underwriting your property tax expense at the purchase price.
This will help the big surprise down the road. Especially now where some homes have doubled in price and are assessed closer to 2017 price.
The time and energy spent fighting the assessors isn’t worth it in my opinion. Been there done that.

@Joe S. You can make it abundantly clear in your description mentioning multiple times in multiple places. Sadly what you are going to learn very quickly is that guests do not read anything.
I do not watch TV and it would not bother me however the large majority of the population does so I would say have at least one TV in the home.

@Dan Grove I am doing HYSA. High Yield Savings Account. It’s producing the income of at least 2 doors at no toilets, tenants and trash :)

I had this issue as well and it was the toilet that was leaking. Changed out the guts and it has been fine. It was a phenomenal amount of water that was leaking.

@Leslie Anne Morris I do the same. Damage deposit hold on a credit card the day before check in. Keeps the behaviors dialed in. I’ve had very little damage since doing this and have done it every which way but loose when it comes to damage deposit or insurance payment. This works the best.

@Kam Nak I use Wayfair. There is a lot of furniture assembly required unless you opt to buy assembled. More expensive and less options.
The caveat with Wayfair is you need to order early because things can take a long time to get delivered.
I filter for “in stock” however a 10 week lead time can be considered in stock which is non sensical to me.
