Hey Ellis, is there no zoning restrictions in Diberville? I am down here for military training and would like to invest in an STR. I know biloxi has strict zoning laws for STR's and hefty $500 per day fines. Would love to see how you worked around that. Lets connect.

Im also interested in similar STR's in the surrounding areas. Ive been bouncing around the idea of glamping/Yurt/cabin STR in Nye county (pahrump/beatty) as many tourists come to explore death valley. My concern is zoning. Would love to connect and bounce around some ideas. The market is insane in our area so this is the only pivot I can see with greatest ROI in the near future.

After reading these replies it’s nice to know I’m on track. I tend to agree that though I seek the income/cash flow to be FI it is merely for the cushion. The chance that the “what-if” factor becomes a dreaded reality. I enjoy investing and I enjoy my W2. As long as my satisfaction tank remains near the full line I’ll continue to do both.

Happy investing everyone!

Im down here in gulfport (again) for Military purposes and am very much considering investing in this area. Would love to connect and see the opportunities.

Wow that sounds perfect. I would probably lean towards that over construction management. Now I have to find a school that has combination online.

Are you currently an investor ? And or putting what you have learned to use ?

Are you in the Navy? do you have any credits so far? What is your plan after the military? Keep in mind that the military is only paying for 16 credits per year. If you start at a local community college/ regular college do your homework and find out what credits can be transferred to what school. I almost signed up for a community college on Whidbey Island but knew that I would leave the state after my EOS, I would have lost a few credits due to the move. That's why I decided to go with one that is located on Base, Embry Riddle/ Chapman/ Brandman or Columbia. I also chose to do something related to my rate (LS). Real estate, if you are really interested in the matter, will come naturally to you by participating in this community or by attending local real estate meetups.

Consider a field that you will enjoy learning while using your Post 9/11 GI Bill. Start with your basics classes like math, english, electives and decide down the road what you want to major in.

It might sound funny but I already have my bachelors kinesiology. So I have all my gen Eds squared away.

I think I’m going to have to dive into the material on this forum to truly figure out what type of real estate I want dive into. As of now I want to buy and hold with maybe some flipping. I’m currently trying to pick between a construction management degree and a finance/accounting degree.

wow I did hvac for a summer but I didn’t know you can make that kind of money. Currently I am limited to online classes unless I go to a local school here.

WOW. I was not expecting so many responses so quickly. This community is awesome. I know one degree won’t directly translate into real estate but I guess I was searching for one that would compliment it.. i.e. accounting or finance. Thanks for all the input so far!
