Sellers don't want to it on MLS. Must be cash and quick close. Price is in low 400's. Comp sold for in low 500's recently. Property about 20 years old. Needs paint, flooring for sure. Hi

I just google the same question and it brought me to your old post. Just wondering what you ended up doing and what kind of response you got. I'm "driving for dollars" these days. After not being successful in getting them on the phone, I'm taking a photo of their home and make a card with it (real simple. everything online using sendoutcards.) and a two pack of brownies which costs me less than ten bucks. Still want to know about what to write in the card.

They are not all that different from one another. But being a realtor, I would say Elk Grove schools have a great reputation. I'd probably go there.

Of course you need an agent. 

You are making a several hundred thousand investment. I don't understand why you would want to take on that journey by yourself. Do you understand contracts? contingencies? timelines? Just because you have a zillow account and it sends you homes when they come on the market, that doesn't make you an expert. @Javier Santana "If you know what you are doing & how to find properties, you don't need a realtor. You can work directly with the listing agent." That's bad advice.  A  listing agent is there to represent the seller. Seller has his own representative. And you, the buyer, need to have yours.

Congratulations Leila for starting this early. I'm much older and just starting out. 

I'm so confused. Help meeeeeeeeeeeee 

I go to the Forums and I'm supposed to different categories. There aren't any. I'm a realtor and want to subscribe to a category for Farming. Can't find anything close to it.

Excellent advice above. Don't expect to win every battle. It's very much a seller's market and they are in a disadvantage. There's only so much you can do. I have even sent them a meme re being a buyer in this market. So they don't feel it's them. 

At the same time, start working on developing your business to get more seller leads. I'll tell you a secret: Not too many agents farm any more. It's energy consuming and hard. Most didn't come to real estate to work hard. Good old farming, dropping off post cards, flyers, notepads, to stay top of mind. Then do open house in your farm so they see you again. For the first time, I'm organizing a Community Garage Sale for March and I'm taken aback by how much my farm is loving it. Feel free to call me if you wanted to know more about what I do.
