If you are looking for buy and hold, what criteria are you looking for? I just came across an investor who said anything less than 100$/sqft, he would be interested in. I have a few for him. (I am an agent)

What are you looking for in Buy and Hold? Also, if you are thinking of investing in Sacramento area, I have a few to show you.

I do it as well and have gotten pretty good at it. Just do it. Be knowledgeable about the neighborhood real market. Just like Brad I have a Market Update with me to leave behind. I also have my business card on magnet which I give them. (Folks don't throw away magnets)

Not only it is a great way to get business, its a great workout as well. I have switched to going in the evenings vs mornings. Much more productive. Its a no brainer that more people are home in the evenings.

Just remember that " The most important part of doorknocking, is actually doorknocking" Get out there and have fun doing it. You are an expert, going out to help people with their real estate needs.

Thanks Jared. But what do you think? Would you be offended if I contacted you if your name showed up on my radar and after I showed up at your place of work inquiring about your vacant home, I told you I got the info from FB? Particularly if you are a woman.

I am looking for some absentee owners in my area. I have either found them or their relatives on FB. Would it be ethical/legal to contact them either on Facebook or at the place of their work (I found that out through FB)? What do you think? Wouldn't people get defensive and feel like I was spying on them in order to get in touch with them about their vacant property?

Seems like you and I are on the same boat. I have located several vacant properties in my farm and I am looking for the owners as well. An agent friend told me to do this and I looked it up. There are deals to be found in Sacramento. You need someone who gets out there and finds them. A property was sold for cash buyers only for 120 a few months ago. Investor bought it, cleaned up (literally just cleaned it up and painted it only) put back on the market for 180. Sold in a month. They are out there. I just got hold of a bunch of properties which wont be on the mls. PM me and we can talk.
