@Natalie Schanne Great questions! If a property is underperforming, I definitely play around with the pricing by looking at what other properties are charging, Airdna data and pricelabs data. We will also play around with the photos, listing title and description. If there are certain amenities that are lacking, this is something I would have a conversation with the homeowner on for my suggestions on things to add. 

Most of the properties I onboard are completely new and then I follow a specific setup list of items that I order from. I will also work with an interior designer. If a property is not new, I will bring it up to my expectations as I try to standardize the onboarding process.

@Ruben Kanya Setup fee consists of setting up the listings on the different booking platforms, channel manager, dynamic pricing, noise sensor, keyless entry lock, ring doorbell, and guidebook. As of now, I charge $1K for this.

@Bob Willis There is definitley a wide range for what people charge for their services and also depends on what they are exactly doing. My responsibilities include handling the setup for the property to get it ready for Airbnb, building a team (handyman, cleaners & runners), marketing the listing, handling guest issues, submitting claims, coordinating the vendors, pricing, guidebook, ordering supplies, and sending owner reports. For the properties that I Co-Host for, people who are interested in working with me, may ask for my advice on how I think the property will perform or will reach out once its closed to have me manage.

@Collin Wallace They are very similar in responsibilities. Co-Hosts have different levels as some homeowners want to share the responsibilities of handing the day to day operations (We do full service management). Property managers will typically always be full service management. There are some states that require a brokers license to manage the property. This is something that you would check with your local laws around short term rentals. Hope that helps!

@Nicholas L. Out of the 30 units for the Co-Hosting business, 2 of them were purchased with a group of investors.
