Hey Aaron!  Congrats on taking your first step in multi-family investing.  To answer your question, you would need to ask for a few different statements such as the Trailing 12, current rent roll, etc.  

A few questions I have are...

1. Are you using seller financing to finance the deal?

2. Are you working with a broker?

3. What is the condition of the property?

4.  How many units is the deal?

Multi-Family valuation is all about the NOI and the Cap rate. The cap rate is found by diving the NOI by the purchase price.

Hey, Bigger pockets community. My name is Bailey Kramer and I am 19 years old.  I am just beginning my real estate journey and have fallen in love with the idea of multi-family as an investment strategy.  I have a base knowledge from books, podcasts, youtube videos, and reading forums, but I definitely want to get first-hand experience.  I am most interested in multi-family properties because I love the scalability potential amongst many other things.  I would love to hear about your story in the real estate industry, and if you could, answer the question, "What would you tell your 19-year-old self?"

Hey @Sergio A.  If you are looking for a fully passive, income-generating investment I would definitely look into investing with a syndicator, or partnering up with someone who is willing to do the groundwork.  If you have any questions, feel free to reach out!
