Post: You can Co-Host 100% Remotely

More than 95% of my properties that I manage for homeowners are a plane ride away.

Your job as a Co-Host is not to run to the house every time there is a problem.

It's to oversee the vendors who are going to be running to the house.

It's all about working on the business versus in the business.

Hey @Steve Bebek - If you are just starting out, I would recommend going with Hospitable. It is super user friendly and helps automate a lot of the process like guest communication, notifications to cleaners, syncs calendars and reviews. Let me know if you have any questions and happy to help!

Post: How do you feel about occupancy rate?

Does occupancy rate matter?

Yes or no?

I'd rather be 50% occupied, but pull in $500/night, rather than be 100% occupied at $250/night.

Curious to hear your thoughts?

These are 3 tools that I use to Co-Host 100% remotely

1) Smartlock - Schlage or Yale

- This allows me to virtually add codes for each guest reservation and unlock/lock the door as needed

2) Security Camera - Ring doorbell

- This allows you to see who is actually coming into the property and confirm it is the person who booked the property. This is also a good way to confirm the appropriate guest count that was on the reservation.

3) Noise monitor - Minut

- This will notify you if your guests are being too loud and if parties are taking place

Here are the top 3 stores that I use to buy furniture and supplies for Airbnb Properties

1) Wayfair

2) Target

3) Amazon

Every house is going to be different along with the types of travelers you are targeting. You will adjust your furniture buying based on the clientele you are serving.

Post: How I handle house issues when Co-Hosting 100% remotely

A common question that comes up a lot, with managing 100% remotely, is how I deal with issues that come up in the house.

I've had windows break.

I've had plumbing issues

and I can go on and on!!

But the #1 thing that's consistent for all the issues is that everything is handled 100% remotely.

It's not rocket science.

It's called "call the expert to get the job done."

Even if I was next door to the property, my time is best well spent working "on" the business instead of "in" the business.

@Nate Sanow I would say about 95% have come from Airbnb! We have gotten bookings from advertising on Turbo Tenant and not from Furnished Finder yet.

1) Airbnb - This is our biggest source

2) Furnished Finder

3) We use a tool called Turbo Tenant to blast the property listing out to over 20 different sites!

Post: Request Money From A Guest, Without The Fear Of A Bad Review

🙌 Here's a trick you can use to avoid getting a bad review when you request money from your Airbnb guest that damaged your property.

💯 Wait 14 days to request money from the guest.

🤓 Why 14 days? Because that's the amount of time they have to leave you a review.

🔥🔥 So once you request money on the 14th day at the last possible second, they won't be able to retaliate with a bad review.
