Do you live in or rent out all units? I have thought about this but wasn't really considering "rougher" neighborhoods but I would be interested in more advice.

Actually I haven't given much thought to out of state. I guess mostly because I was looking for my own place and gaining the landlord experience. But I am looking at all options. Advice on property managers on out of state would be great as well.

I'll be working in Piscataway so I have been looking in Middlesex and Somerset counties and the surrounding areas. However, I'm also looking at the option of moving to another state in 6 months to a year.

Hi BP Community, I have been aiming to buy a multi-family house in central/northern NJ to live in and rent out. I did my research, met with a RE Finance Rep and Realtor and was approved for around $250K. It has been very difficult to find a multi-family in this price range let alone one that is worth the investment. My question is, should I buy a single family home to get into the market? Or should I rent for the short term while saving money and looking for a possible partner to help finance a multi-family? I'm currently living with my parents which has been great for my finances but I would really like to get my own place. And I feel even more pressure now that the Fed is raising rates. Obviously continuing to live at home while saving even more money is an option but I was hoping for some thoughts on alternative options. Any advice would be greatly appreciated.

Last year I read Rich Dad, Poor Dad and immediately dove into personal finance and investing. The more I read the more interested I became in real estate. My friend and I were discussing investing in general and he tipped me off to BP. Ever since I cannot get enough. I listen to podcasts at work and home as much as I can and figured it was about time to join the BP community.
