Thank you Michael, I will contact them first thing in the morning....hopefully they can help...yet I asked the republic title branch at turtle creek near down town and they said they try to avoid these kind of deals...hope the branch you mentioned can do something.

Hi guys...hope all well...notsure if this is the right form to post.
I have a client that bought few lands in dallas, texas from the sheriff tax sale.
The redemption (6 months passed) 6 months because they are empty lots.
Got them listed for sale and undercontract...now at the closing when the title company issued the policy commitment...they want to add language says they wont cover the redemption up to 2 years...(per their under writer)
Even they know that the redemption right passed 6 months and its expired already but they say its their policy / some of them they want to add language for 4 years uncovering.
The 2 deals are gone now...im going to relist but was wondering if any recommendation of title company in dallas/texas that wont include this language in schedule C or in the entire commitment.
Your advise is highly apreciated

Gongrats on your deal...I would say you figured out the numbers so well...dont worry about the rehab...going with 50k budget is over already, If I were you I would the same as you did ... wouldnt worry about the numbers at all.
I would recommend to take an experienced investor with you when you knock on the door...try your best to get them sign a document for cash for keys along with short term lease stating the date the move out considering to include in the lease that no repairs would be done by you and they accept it in as is condition...I would definitly consult an attorney to write it up for you...try to be nice but firm with the occupant dont ever get emotional when taking to them.

Keep in mind...after you have your offer accepted you can still negotiate the price after the inspection if things need to be fixed and also at the appraiser stage if the appraiser came up with lower number than the asking price π

Looks like you found the deal and told your agent about it not him.
If I were you I go find the deal then contact the listing agent telling him/her that I dont have an agent and want them to represent me on that deal at the same time they represent the seller.
They will be happy since their comission will be double or less abit but surely more than representing the seller only π
Thats how you creat a win win situation and get the agent more motivated on that deal...all what it takes is to get familiar with the contract details even if you dont feel comfortable you can consult an attorney for $50 half an hour to check the contract.
Hope the first deal is still available to you to go back and submit an offer π
Dont be scared by people telling you about the representation etc...you are legally hiring an agent to represent you (listing agent).
I just missed a deal recently by not hiring the listing agent.
Keep in mind they have to act evenly between you and the seller but its just an idea to make them more motivated sometimes more flexible answering questions.

Hello guys...anybody aware of any form needs to be signed by the buyer when selling in AS IS condition beside the contract...I heard there should be a final walk through before the closing and the buyer needs to sign acceptance form of AS IS...anybody know how to get that form if exist? Texas

was wondering if anybody know about a website to find out about the owner phone number...a trusted website that gives accurate info...paying is not a problem but results accuracy is important...I know there is white pages but they let you search 20 people a month...also heard about sepcko but honestly I never tried any yet...Any recommendations would be really appreciated.
