I am working with a realtor who has sent me a list of properties on the MLS. I have done a walk through on several of the properties, sent her my offers, and before she writes up the contracts her broker is asking for proof of income. I am not the end buyer, and as a new investor I don't have those kinds of funds laying around in my bank account right now. Also, it doesn't sound right asking the end buyer for money right now before we go to a title company and close on a deal. To my knowledge I thought the money would be held in escrow and the seller gets the money/proof they need then. I don't know what to do and I need help fast!

Sooooooo I just had the most interesting thing happen today. I received a list of homes off the MLS from a realtor that I am working with. Although I am a beginner investor with little to no experience, my knowledge of the MLS was that the homes are already listed but I kind of rolled with the punches and called homeowners off the list to see if they were still interested in selling their homes. Long story short I had a homeowner go COMPLETELY OFF on me (without cursing but I could tell she wanted too). She was upset that I was calling her and stated she had a listing agent, wanted to know how I got her info, wanted to know how much was I going to offer her (however, she continued to yell when asking these questions) etc. etc. So my question is, is it wrong or illegal to contact motivated sellers outside of door knocking? Her listing agent did call me less than five minutes after I got off the phone with her and informed me that the house is under contract and had several questions herself, but I am just really in shock right now and I suppose I understand her frustration but in the same sense I don't. I mean this lady really chewed me up and spit me out just for calling her about her property.

HELP PLEASE!

So I have just run into an issue at hand I have never dealt with before. As I am looking up absentee owners of homes I discovered the homeowner is deceased. How do I go about getting that home? Or should I say who do I now contact in regards to getting the home?

Hi Everyone!

So my newest question to those of you who have experience with direct mail campaigns on the site "Realeflow" is this, under a few of the recipients names (for those who I am sending post cards too) are LLC'S. Does this mean that they have already taken equitable rights in the home? Have they whole-saled the property and are in the process of rehabbing? Was that a total waste of sending a postcard to these specific recipients? I want these postcards to reach motivated sellers only.

And before anyone asks, the other recipients names are listed so it is safe to assume that those are the actual homeowners. Thanks for any advice, comments, or help in advance!

Hi everyone!

So i'm not ashamed to say that I am stuck at a crossroads when it comes to marketing and getting the attention of motivated sellers. I know that testing certain methods and waiting on the results to give validity can take patience and maybe thats what i'm lacking.

I've posted an ad on craigslist, My fiancé/business partner and I have posted bandit signs, and it may sound silly but i've even posted on my Facebook page asking people to share my post of me trying to market for motivated sellers and let them know that we will buy their homes. What are some other forms of marketing that work? Especially when you're a new investor with small funds...at least until the deals start to come through and we have bigger budgets for marketing. Thanks in advance for anyone who tries to help or give advice.
