Hi Everyone,

If you’re buying or selling notes, do you have a preferred state or market you focus on? I’ve seen deals all over the place, but I’d love to hear where you’ve found the most success.

Looking forward to your insights!

Hi All,

For those of you buying or selling notes—what’s your go-to strategy when evaluating deals? I’m always interested in learning how others structure their note investments.

Would love to share ideas and experiences with the community.

Hey BP Members,

For those of you active in note investing—what states or regions do you like best? I’ve seen opportunities pop up in different areas, but I’m always curious where investors are finding success.

Would love to exchange thoughts and maybe even connect with buyers and sellers.

Thanks!

For those investing in real estate notes, where do you find the best deals? Are you working directly with banks, brokers, or secondary markets?

Hi BP community 👋

I’ve been diving deeper into the note space and I’m curious to connect with others who currently hold performing real estate notes.

  • How did you structure your deals?

  • Have you ever sold a note or considered cashing out early?

  • What challenges have you faced as a note holder?

I’m always looking to learn from fellow investors and also open to talking with anyone who may be exploring options to liquidate or sell part of their note.

Would love to hear your experiences!

Thanks in advance 🙌

I’ve been expanding my portfolio with real estate notes—secured by 1st position mortgages. It’s been an interesting path compared to traditional real estate investing.

Would love to connect with anyone else who’s building wealth through notes. What’s been your biggest challenge so far in this niche?

Post: Notes vs Rentals

Curious to hear from other investors — how many here prefer investing in notes vs. rentals? I’ve been learning more about mortgage notes as a way to create cash flow without tenant headaches. Anyone else exploring this strategy?

I’ve recently started learning about real estate notes and how investors use them to build cash flow. On paper, they seem less management-heavy than rentals, but the due diligence part feels critical.

For those who’ve been doing this for a while:

  • How do you decide between performing vs. non-performing notes?

  • What strategies do you use to manage risk?

  • Any stories (good or bad) that shaped the way you approach notes?

I’d love to hear your perspective. Always looking to learn from those who’ve been there and done it.

I know there are a lot of seasoned investors here, and I’d love to learn from your experience.

Whether you’ve bought performing or non-performing notes, what’s a lesson you wish you knew when you started?

I’m currently networking with buyers, sellers, and brokers across the country and would love to hear your thoughts — I’m always looking to expand my perspective on real estate investing. Appreciate any tips!
