A bigfish investor has approached our project with a deal that seems too good to be true. What risks are involved in granting the investor too much equity in the end product? Could there be an ulterior motive involved?

Thank you for your feedback, I have decided not to proceed with the school project any further. After further discussions with the team involved, I conclude that the project is not as lucrative as they tried to make it out to be! Thank you @Khaled Helmi, @James C.

Does anyone here at biggerpockets have any experience investing in Russia, China, or any other nation that is, at it's core, communist? I have always loved the romantic appeal of chinese culture, but am concerned that property ownership over there may be made more complicated by their political system. I really don't want to have to go to a foreign nation and blow all of my seed capital testing the waters. Any experiences to relate to this?

I am not sure about this company that has offered to do my landscaping and Financing (Strange combination!). Has anyone here ever heard about "Seed for Capital" based out of west Virginia? They seem pretty shady, and I would like to expose the scam if that is indeed what it is!

Hi, I have recently been approached for a JV regarding a school project to be built requiring investment. In the past, I have worked with local private schools, and have seen the absolute nightmare some of the shareholders go through financially. Is this nightmare translated to the property investor as well? Does anyone have any experience in this field, (Private Schools)?

Great question! I would say at least 20% of the principal as seed capital. what is the average cost to buy in your market?

@Tyrel McAllister I had a terrible experience a few years ago using what I thought was a reputable VC firm. The capital promised never seem to appear when needed, and the business ultimately failed. I would certainly not rely on venture capitalists to start a business again. However, to grow an already established company which is showing current successes, different story!

Personally, I am not sure how I feel about so many owners to one piece of property. Perhaps I have the wrong idea, but it seems to me like it could wind up quite unfortunate for the principal investor involved.
