On that note, there are some very good looking buys right now in the stock market. Some big time companies with depressed stock prices, only based on the current outlook and not on their individual earnings.
GE is around $18 a share which gives you a dividend yield of 6.75% annually, plus the upside of growth. There are many others like it as well.

Regardless of the property in the LLC or just in your name, YOU are the one personally guaranteeing the loan, so yes, your credit would be negatively affected if you and/or the LLC does not pay the mortgage.

The only way around this is with a non-recourse loan. Google the term fro more info or go to my website. It would most likely require a 30% down payment on rental properties.

I would venture to guess that Harrison is right. It is a matter of the economic times and the reoports that happened to come out immediateley following the Pres. Election. I think the market would have tanked the last 2 days regardless of who was elected.

I almost Never agree with Mike and he rarely agrees with me, but on this topic, I am with him. As I stated, I am not a fan of cash for keys from a landlord perspective. I'm sure from a tenant perspective, it is a great deal.

All the points Mike layed out are true and accurate. You MUST position yourself as a no excuse taking, no nonsense landlord, or you WILL get taken advantage of. Also, as Mike mentioned, having $5000 in damage beyond the security deposit is very rare and would constitute police action at that point. As I also mentioned, since your tenant is sec 8, you should be good. Where will they live for FREE without a voucher from the state?

Cash for keys may seem like an insurance policy, but it really is not.

I can not seem to locate the thread this was originally posted on (I saved it on my computer) but here is a posted opinion/view of the election outcome a few weeks ago. Questions in quotations.

"If McCain does pull it off by some miracle (and that will require a lot of prayer, earnest prayer) you'll see the stock market get back over 10K before the year is out."

The notion that Mc Cain has power to influence the direction of the market is just plain silly.

"If Obama wins it will be our worst financial nightmare (because wealthy people invest and they won't if he's president, they'll hold on to it because of taxes)"

Wealthy people invest anyways. Holding money is the last thing they do. If a company makes 250k, after paying all salaries and expenses, and they are required to pay an extra 3%, somehow this person won’t invest? Silly. People who make such comments, by a large margin, supported our three wars in Arabia, and our dopey President, and now the bill is coming due, and they are whining about paying. So, they would rather borrow from China and Japan, placing the burden on our kids and grandkids; how noble? How about paying our bills? How about being responsible? What happened to fiscally sound conservative ideals?

Thanks to all the morons who must have "deep" pockets, we now have to pay billions for a high speed rail system that will probably never be completed and do nothing for traffic congestion!

Welcome Mark. Great to have another fellow CA. I love Piru as well. The kids have a blast tubing there as the wind makes for great waves.

It is great to get knowledge in a multitude of areas, but you must "focus" and pick one that suites your goals, skill level, and personality.

Do you have a club picked out in the OC? I can get you info on them if you like.

Burbank is only 20 minutes from me. I'm tehre if your buying, cause I have taxes to pay too.
The Burbank In & Out is right off the 5 freeway just minutes from the airport.
