There would be no monitoring on that type of alarm. i think Mike uses it as a deterant more than anything. Check with your local police dept. and ask that very question to see what they have to say about your liability on the alarm going off.

I heard Mc Cain has a plan to lower it, but either way, the last thing we need is higher cap gains tax. In my book, it is double taxation. We used taxed dollars to invest and then get hit again on cap gains?! It is a crock, thank God for the other tax advantaf=ges and leverage abilities in RE to outweigh the tax.
Obama, take from the rich and disperse to the poor. Just another Democrat/Liberal who has no idea how the finances and job markets of our country work. If he taxes the wealthly, who already pay over 60% of all the taxes, and taxes the corporations, who do you think these companies will pass their newly acquired tax bills on to? - The middle class of course. So ultimately, raising taxes on corproate America is not the answer. Making small business owners pay mandatory health care costs for their employees would destroy small business, which is the largest provider of jobs in America.
Get a clue Obama!
By the way, I am not a McCain supporter. I am so disgusted with our choices between the two evils I choose to vote independent this election.

Multifamily commercial would be a great choice to get closer to that goal. One buy = many doors and 1 loan. In many cases, you can force appreciation, get owner carried notes, and use little to no money to get in. Not a bad gig. Plus, more and more peope are needing to rent!

You should be fine while your workers are there during the day. Night will be your exposed risk. Depending on what repairs are being done, perhaps you could hire a crue to work the interior on night shift hours, assuming the repairs are not a noise disturbance to neighbors.
You could also get a mean dog inside, or hire a security guard to sit on premisis. Add the costs into your budget for your added insurance.
Or, make sure you have damn food insurance to cover the possible event of a break-in with a low deductible.
Last option, stay there yourself, or work there yourself at night.

I use Equity Trust Company (www.trustetc.com) and they have been great. I have yet to run into a problem such as Jon mentioned. They also have additional services in which you can "rush" the direction of investment & pay minor additional fees for the rush.
As far as Guidant Financial Services, they are expenseive, simply because an additional step must be taken to set up the checkbook access which requires an LLC to be formed. The good thing is that there are no ongoing mobthly or annual fees.

As far as non recourse loans, the best I have found is NASB (North American Savings Bank). My direct lender can also assist you as well. PM me if you want his info.
