Can anyone recommend a real estate attorney for help with setting up llc's please? Preferably one that will do a free consultation. I did speak with one company who wanted $400 for an hour phone call but I just can't justify spending that money for a phone call with someone who I ultimately may not use.

Hi Bonnie! We've only been listed for a week so literally we are right out of the gate. We're hoping to be rented by the end of the month but we are realistic about this time of year and we are prepared. Our property is in Jacksonville. We are the only property that our PM has in the zip code currently so that's good.

What up Team?!?!?
So my girlfriend and I have our first SFH investment property under our belt. We are working with a PM to get it rented but it's ready to go. We have the capital to move right along and continue purchasing. 1st property was $220K and now we're looking to add some $100K-$120K properties.
My question is should we just plow on ahead and when we find the right deals with the right #'s just fire away or should we wait just a bit until this first property is all nice and rented?
Assume all other things are equal i.e., income to debt is fine, employment is fine, reserves are fine, llc's are being worked on to protect the props, all that good stuff.

Thanks and I agree 100%. I also believe that when you can sit across the table from an investor and hand them something tangible that looks professional and walks them through the deal then you are only increasing the likelihood of a partnership that both parties are comfortable with.
I'm not talking about a standing presentation. I'm talking a template of 2-5 pages that can be handed over in those folders with the clear front page that looks cool. Something they can feel.

I used Zillow Rental Manager for my condo in San Diego from last year to earlier this year and I had no problems at all. Like John said above, I also really liked the $29 background check for the applicants who were serious.

Good Morning Team!
Does anybody have a template for ROI presentation to potential investors of a fix/rehab and flip project? The kind of thing we would put together and hand to the investor to help them visualize the deal. For the investor that has the money but doesn't have the time nor the knowledge that we have.
