Hey Tim,

Just call the NY agency that handles the licenses and ask them. They'll be the best source of answers on what you can do :)

Speaking of Zillow. Everyone at the office are dropping it. Not only have they been getting few leads, unqualified leads but worse is they all get the same ones.

Kind of annoying when my mentor is replying to a Zillow lead literally minutes after it came in and a colleague from the same office is on the phone leaving a message to the same person.

Anyone actually getting good, consistent results from them?

Exactly this. To be honest everyone is looking for the next gadget that's going to bring in leads.

How many times have you read that direct mail is dead?

Every year there is less competition in the mailbox and that's the way I like it. Of course every market is different and some markets may be more saturated than others.

Another thing to consider is that like Dev mentioned, a lot of people talk about something but very few actually do it as a system. ie a lot of people try something for a short while, don't get immediate results, and give up.

A lot of the leads have to be cultivated for a while and you don't get instant gratification.

Model after the people that are successful. The two people that you talked with, that said they were getting a lot of leads from their postcards.. what are they doing?

Worst case scenario, if indeed they have established postcard campaigns, maybe you can pay them to license you their stuff.

This is just my gut feeling, as I don't have experience with this kind of client, but I'd try to invite them to some sort of networking event. Like a golf tournament or something. Break the ice in a somewhat casual setting.

Then I'd ask them if they know someone looking for more apartments. Not if THEY are looking for more, but if they know someone who is. For some reason it makes a difference, but I never understood why.

What is your objective in being different?

Yes, you should find a unique selling proposition and brand yourself that way. But aside from that, you just can't reinvent the wheel. And shouldn't. People have tried everything and you have to go with what works and avoid what doesn't.

Direct mail, when done right, provides a very good ROI while providing fairly fast results. Your preconception that people just throw your ads in the trash is wrong. Of course some people will but many won't.

If you don't want to invest any money, then you only have 3 options:

Cold calling

Door knocking

Open houses

Why would you reject "traditional" forms of marketing.. the reason they're traditional is because they work. Especially direct mail.

don't. Click2Mail has been nothing but trouble. So much so that I'm switching to another printer.

ie 3 weeks to print and ship... but then it's cancelled because after calling 3 times they realize only 20 of 800 were shipped.

Then they start a new one and cancel it 5 days later... STILL not sent.

Basically wasted a month with this list

Your question is very poorly constructed and hard to follow.

If you're asking if you can own a real estate company without being a broker, yes. You do need to have a principal broker, and if someone on your team messes up, the broker is going to bite the bullet. That's why in a case like this the broker acts more as a day to day administrator and not as much as an active agent.

You can then have satellite offices in the region, however everyone's license will be hung at the central location.
